Realtor Access & Clearance Instructions – Indian Spring

To gain access and clear other realtors into Indian Spring, the following documents are required:

  • A signed listing agreement. Listing must show the Realtors name & listing expiration date.
  • A copy of the listing agent’s real estate license, if we do not have one on file.


These documents can be either:

  • Dropped off at the Security Office (Located at the Gate #2 Entrance), or
  • Emailed to security@ismaster.org.


Once the Security Office has received the necessary documents, the listing agent may call the gate to authorize access for other realtors. Please note that all realtors, including those from the same brokerage, must be individually authorized by the listing agent.

Important Reminders:

  • No signs are allowed on the property or in the windows.
  • Open houses are not permitted anywhere within Indian Spring.
  • Drone flying and drone photography are strictly prohibited, unless there is drone license and permission on file with the security office. 
  • Buyers or selling agents can find more information on the Indian Spring website: indianspringfl.com. 


Please be advised to follow all speed limits and parking instructions. Tickets issued by Indian Spring Security are the responsibility of the current owner to pay before the completion of any sale.

Indian Spring is intended as housing for older persons. Accordingly, all Parcels shall be held for occupancy by persons fifty-five (55) years of age or older and no permanent occupancy by persons under the age of eighteen (18) shall be permitted. 


No occupancy shall be permitted by individuals between the ages of eighteen (18) and fifty-four (54), inclusive, unless the Parcel is also occupied by at least one person fifty-five (55) years of age or older.


Persons under eighteen (18) years of age may visit and occupy a Parcel as a guest, but no Parcel may be occupied by persons under eighteen (18) years of age for more than thirty (30) days cumulatively for all such visits in a calendar year. 


The Board shall not approve any proposed transfer to persons who do not intend to hold the Parcel out for occupancy by persons fifty-five (55) years of age and older or to persons who intend to occupy the Parcel without at least one occupant over the age of fifty-five (55). 


The only exceptions where occupancy by persons between the ages of eighteen (18) and fifty-four (54), inclusive, will be permitted without at least one person fifty-five (55) years of age or older are the surviving spouse of a deceased member if the surviving spouse is between eighteen (18) years of age and fifty-four (54) years of age, inclusive, and the surviving children of a deceased member if surviving children are between eighteen (18) years of age and fifty-four (54) years of age, inclusive. The foregoing exceptions will only be permitted if the resulting occupancy levels will remain at least eighty (80%) percent as provided below or as required by applicable law.


Indian Spring applications are done on-line through a 3rd party service called Tenant Evaluation. They handle onboarding all information along with any background or credit checks required.  Application fees vary from $150 up and are payable via credit card inside Tenant Evaluation once you apply. 


Application instructions can be found on the Indian Spring website by clicking on the “Tenant Evaluation” tab on the left-hand side of the page. Then locate the sub-association from the drop-down menu and follow the instructions. It is highly recommended this be done on a computer and not via a cell phone. 


Most sub-associations within the Master Association are managed by ISMA. Those that are managed by ISMA only require one application process through Tenant Evaluation. 

If the sub-association is managed by an outside management company, then TWO SEPARATE APPLICATIONS ARE REQUIRED: One for Indian Spring Master Association and one to the sub-association’s management company. Separate and additional fees may also be required from that management company. 


To find out if there is an outside management company involved, simply go to the “Tenant Evaluation” tab on the left-hand side of this page and then find the sub-association from the drop-down menu. 


Yes.  Our Documents allow for disapproval of occupancy or purchase if "The person(s) seeking approval (which shall include all proposed occupants) has a record of financial irresponsibility, including but not limited to, prior bankruptcies, foreclosures, evictions, bad debts, charge offs, a poor credit score rating, and/or a FICO score of less that 650; or has a history of non-payment of assessments or other financial obligations to this or any other association or community; or is otherwise demonstrated to be a clear financial risk to the Association or does not have adequate financial resources available to meet her/his obligations to the association."   


Indian Spring is a Master Association community encompassing 24 unique sub-associations in a mix of condominiums and HOA’s containing a total of 1917 units.  The Master Association has its own set of documents and rules that all residents and Sub-Associations are subject to. 


Collectively, the property is run by a Board of Directors called Indian Spring Master Association (ISMA). They are responsible for providing community area and gate security, maintaining the property’s common areas and roads as well as collecting fees and dues. 

ISMA is unique in that it is a registered CAB (Community Association Business) licensed to employ Property Managers and other staff to provide full management services. Most sub-associations, but not all, take advantage of this arrangement and are managed directly by ISMA. ISMA’s main office is located on-site at Gate 2. 


While ISMA oversees the Indian Spring Community as a whole, each Sub-Association elects its own Board of Directors separate from ISMA. These Boards elect their own officers, have their own documents, and create their own rules and regulations that are unique to that sub-association. It is an arrangement that allows for diversity while still being part of a larger community. 


  

The Estoppel fee is $250.00 payable to Indian Spring Master Association, Inc. and has a ten (10) day turnaround time.  A RUSH request is an additional $100.00 (total $350.00), with a (3) day turnaround time. 


Please note that the rush request is for the ESTOPPEL ONLY, not the actual approval. Board approval from both the Sub-Association and the Master Association Board of Directors can take up to 30 days, although in most cases, it is much faster.

All persons staying on Indian Spring Master Association property less than 30 days cumulatively in one year are considered “guests”. If a person will be staying more than 30 days cumulatively in a year, they are required to become “occupants”. Occupants must submit to screening and background check through Tenant Evaluation where there is a processing fee. Once approved, occupants are eligible to receive bar-codes for their vehicles allowing them quicker access through the gates without stopping. Guests, and those not screened and approved, are not given barcodes and must stop and show ID at the gate to gain entry. 


Instructions for applying for occupancy can be found on the Indian Spring website by clicking on the “Tenant Evaluation” tab on the left-hand side of the page. Then locate Indian Spring Master Association from the drop-down menu and follow the instructions. It is highly recommended this be completed using a computer and not a cell phone.

Indian Spring Master Association, Inc. is a licensed CAB (Community Association Business) offering Community Association Management services and roving security to our sub-associations.  As part of its services ISMA includes occupant screening, maintenance collection, maintenance and repairs, financial reporting and more.  


For all communities who are managed by an outside company, ISMA only maintains the Indian Spring Common areas.   


Pet restrictions are different for each sub-association and many condominiums prevent animal ownership. Please check the documents and rules for each sub-association before applying. Each sub-association’s documents can be found on this website by finding the sub-association in the drop-down menu on the left side of this page and following the prompts. 


 

Motorcycles and Trucks have different restrictions on size and type for each sub-association. It is HIGHLY recommended that potential residents verify the vehicle rules for the sub-association they are considering by checking that sub-association’s documents or calling the office at 561.734.8005. Some sub-associations prevent trucks and motorcycles altogether while others require them to be parked only inside garages.


Each sub-association’s documents can be found on the website by finding the sub-association in the drop-down menu on the left side of this page and following the prompts.


If trucks and motorcycles are allowed by the sub-association, they will need to comply with the restrictions below that encompass all Indian Spring Properties.


Vehicles & Barcode Stickers. As further set forth in Section 10.1.8 of the Declaration, only authorized non-commercial vehicles may be parked within Indian Spring Association or its Sub-Association unless the sub-association has additional restrictions. An authorized vehicle is defined as any 4-wheeled conventional passenger vehicle, SUV, 2-wheeled passenger motorcycle, or light duty pick-up truck that are not considered a “commercial vehicle” and are as described in these documents:


a. Barcode stickers will be issued only to a current deeded owner or registered occupant of Indian Spring Master Association. Identification is required as proof of ownership or occupancy. Residents agree to abide by all community/ISMA vehicle restrictions. Bar Code stickers may be deleted and removed anytime the Association deems necessary and any representative of the Association may remove it at any time with notice. A new barcode fee is $35.00, a replacement fee is $5.00, and these fees can be modified by the Board of Directors at any time.


** As per fl. Statute 720.305 Obligations of members; remedies at law or in equity; levy of fines and suspension of use rights.— (3) If a member is more than 90 days delinquent in paying any fee, fine, or other monetary obligation due to the association, the association may suspend the rights of the member, or the member’s tenant, guest, or invitee, to use common areas and facilities until the fee, fine, or other monetary obligation is paid in full.


b. No unregistered or inoperable motor vehicle shall be moved onto or kept on any Parcel and no motor vehicle or trailer of any kind may be disassembled, serviced, repaired or kept under cover on any Parcel in such a manner as to be visible from any point on any adjacent Parcel or the street.


c. Vehicles equipped with any commercial add-ons (e.g., racks for storing ladders, tool or storage chests, roof-top flashing lights, etc.), or vehicles that have any visible business, trade or job-related equipment stored in or attached to the exterior of the vehicle (including within unenclosed truck beds), such as ladders, pipes, tools signs, plumbing supplies, mechanical or electrical equipment, construction supplies, etc. are strictly prohibited. Open bed pickup trucks must have a completely covered cargo bed when containing any items or materials. A covered cargo bed is defined as a FLAT cover designed to be installed in a permanent manner to cover the bed of the truck. A raised cap, camper back, tarp, or any other kind of cover is prohibited.


d. Pursuant to Section 10.1.8(B) of the Declaration, no truck may be parked or kept in Indian Spring unless it is kept fully enclosed inside a structure. For the purpose of Section 10.1.8(B). “truck” is defined as a pickup truck or SUV with a payload greater than one-half (1/2) ton. Half-ton, three-quarter ton and one-ton are examples of payload classifications for pickup trucks and SUVs. Payload means the maximum weight a pickup or SUV can carry in its cargo and passenger areas. Payload is determined by the manufacturer of the vehicle and can be found in the owner’s manual. Pickup trucks and SUVs with a payload of one-half (½) ton or lighter, as determined by the manufacturer, are not considered “trucks” for the purposes of Section 10.1.8(B). Therefore, pickup trucks and SUVs with payload of one-half ton or lighter are not prohibited by Section 10.1.8(B), and, subject to all other provisions regarding parking in the governing documents of the Association, are permitted to park in Indian Spring and are not required to be parked or kept fully enclosed inside a structure. No Dual Rear Wheel vehicles, Heavy Duty or Super Duty classifications are permissible. Trucks or vehicles with non-stock or severe after-market add-ons including, but not limited to, extreme lighting, non-standard tires or rims, lifts, tow gear, or extensions are prohibited. In the event there is a challenge to this, or any other, rule concerning authorized vehicles, the final decision will be made by the Board of Directors.


e. Two-Wheeled Motorcycles may remain covered in a visible and legal parking area when parked overnight. Covers shall be standard in color and type and specifically designed and manufactured for covering the motorcycle. General-use Tarps or any other type of covering not specifically designed for use as a motorcycle cover are prohibited. Motorcycles shall be muffled and prohibited from producing excessive or nuisance noise. 3-Wheeled motorcycles, and 2-wheeled motorcycles with attached side-cars shall remain parked overnight in garages and shall not be visible to any other parcel or from the street overnight.


f. Authorized non-commercial vehicles with the exception of motorcycles, may not be kept under any cover of any kind on any parcel in such a manner as to be visible from any point on an adjacent Parcel or the street.


g. Owners/occupants may be granted approval to park an otherwise excluded vehicle overnight to accommodate an out-of-town guest or for other temporary reasons upon showing of adequate justification by making a written request to the Board of directors and getting the approval of Indian Springs Security. The Board of Directors’ decision shall be final.


  

In some cases, yes. Most sub-associations within Indian Spring are managed by ISMA and those that are managed by ISMA only require one application through Tenant Evaluation.

Indian Spring must have a copy of the deed before allowing access to any property. This includes moving trucks or vans! A closing settlement statement is not enough. Once the owner has a copy of the deed, they may come to the office between 9 a.m. and 4 p.m. Monday through Friday to get registered by Security for property access. The Security office is located with the main office at Gate 2. If a real estate closing occurs after normal working hours, or on a holiday or weekend, ISMA cannot guarantee that Gate Security will grant them access until the next regular business day AND the new owner has a copy of the deed. 


Please come to the office to ensure a smooth transition.   



No. Residents must own for at least one year before leasing out a property. Sub-associations may have further restrictions so please check the documents for that sub-association. Rentals must be for at least 3 months and for no longer than one year.  Again, the sub-association may have further restrictions.  No Air B&B or other types of short-term rentals are allowed. When leasing, an application must be renewed and approved by ISMA each and every year. This will include a processing fee for each renewal.
